Project Spotlight: VCT Tile Removal and Epoxy Floor Coating at a Local High School

From stubborn VCT tiles to a seamless full-flake epoxy floor

Originally, a representative from a local high school contacted Spray ’n Coat Painting to request a quote for removing old VCT tile from a classroom and installing a grind and seal concrete floor. After reviewing the condition of the concrete and the school’s maintenance needs, we recommended upgrading to a full-flake epoxy floor coating system. Unlike a grind and seal, which offers a thinner protective layer, a full-flake epoxy system provides greater durability, impact resistance, and cleanability—making it a better long-term solution for a high-traffic school environment. The school ultimately selected the Orbit color blend and chose to have the walls and ceilings painted before installation, resulting in a brighter, cleaner, and more durable finish throughout.


The Scope


This project included a classroom, adjoining teacher’s office, and bathroom area—all of which were covered in old VCT tile that had been glued down for years. Removing it required multiple stages of demo and the right equipment. Our crew started with handheld and long-handled scrapers, but it quickly became clear that the job called for more power. Using a ride-on floor scraper, we efficiently removed the remaining tile and adhesive, preparing the concrete for the new floor coating.


The System


Once the substrate was fully cleared and prepped, we applied a commercial-grade full-flake epoxy system  built for durability and longevity:


Surface Prep: Mechanical grinding to remove adhesive residue and profile the concrete


Epoxy Primer: Ensured strong adhesion and a sealed base layer


Full Flake Broadcast: Decorative Orbit-color flakes applied for texture and appearance


Protective Clear Topcoat: Provided a seamless, chemical-resistant finish


This system not only enhanced the classrooms appearance but also created a low- maintenance surface that will perform reliably for years under heavy use.


The Impact


By removing the existing VCT and replacing it with a full-flake epoxy system, the high school gained a bright, seamless surface that’s extremely durable, easy to clean, and more hygienic than traditional tile flooring. Without grout lines or seams to trap dirt and bacteria, the new floors help maintain a cleaner, healthier environment for students and staff. It’s a lasting upgrade that improves both the look and functionality of the space.
