Project Spotlight: HOA Exterior Townhome Painting at the Tanglewood Community

A coordinated repaint for a Garden City HOA community


Spray ’n Coat Painting was hired by the Tanglewood Townhome HOA in Garden City to repaint six townhome buildings, totaling twelve residences. Large-scale HOA projects like this require careful planning, from securing board approval to selecting the right color palette for the community. Our team, led by Project Manager Chace Childs, worked closely with the HOA board from June 2024 through project completion to ensure every detail was managed with care.


The Scope


The project included a full exterior repaint of all six buildings within the Tanglewood community. Each set of units received a refreshed finish in complementary Sherwin-Williams colors such as Perfect Taupe, Evergreen Fog, Antique Tin, and Focus. These colors provided the HOA with a cohesive, modernized look across the property while maintaining individuality between buildings.


The System


To ensure durability and long-lasting protection, we applied Sherwin-Williams Duration paint products, well-suited for the Treasure Valley’s weather conditions. Our preparation process was extensive and included:


● Detailed scraping and spot priming


● Repairing dry rot in trim and siding boards


● Careful inspection and repair of all caulking

● Back-rolling to fill rough areas of trim and siding as needed


● Advanced MAXFLEX™ Acrylic Urethane Elastomeric caulking, designed to provide superior flexibility and performance over standard acrylic caulk


This thorough system gave the HOA confidence that their investment would stand up to both time and weather.
