A complete guide for Boise business owners considering a commercial repaint

Maintaining the exterior of your commercial property is essential for protecting your investment, enhancing curb appeal, and keeping your business looking professional. Whether you're considering a full repaint or routine maintenance, you likely have questions about the process, materials, and benefits of commercial painting.

At Spray ’n Coat Painting, we specialize in high-quality commercial exterior painting for businesses across Boise, Meridian, Eagle, Nampa, and the Treasure Valley. Below, we’ve answered some of the most common questions business owners ask about painting the exterior of their commercial buildings.

How Often Should I Repaint My Commercial Building?

The lifespan of an exterior paint job depends on the type of paint used, weather conditions, and the building materials. On average, commercial buildings should be repainted every:

  • 5–7 years for buildings exposed to extreme sunlight, moisture, or frequent storms
  • 7–10 years for buildings in moderate climates with minimal direct sun exposure
  • 3–5 years for high-traffic businesses like restaurants and retail stores where curb appeal is crucial

Regular maintenance painting can extend the life of your exterior and prevent costly repairs.

What Are the Best Paints for Commercial Exteriors?

For durability, weather resistance, and longevity, we use high-performance, commercial-grade paints that resist:

  • Fading from Boise’s strong UV exposure
  • Moisture damage from rain and snow
  • Peeling and cracking caused by temperature fluctuations

Common options include:

  • Acrylic latex paints – Ideal for stucco, wood, and concrete due to their flexibility and weather resistance
  • Elastomeric coatings – Provide a thick, protective barrier for stucco and masonry surfaces
  • Industrial-grade enamel – Great for metal surfaces, reducing corrosion and wear

How Do I Choose the Right Color for My Commercial Building?

Choosing the right exterior color impacts curb appeal, brand perception, and even energy efficiency. While we help guide color choices, we refer customers to color experts, like those at Sherwin-Williams, to ensure the best selections.

Consider these factors when selecting a color:

  • Brand Identity – Choose colors that match or complement your company’s branding
  • Surrounding Buildings – Ensure your colors stand out but remain cohesive with neighboring properties
  • Climate Considerations – Lighter colors reflect heat, while darker shades absorb it, affecting energy efficiency

How Long Does Commercial Exterior Painting Take?

The timeline depends on factors such as building size, weather conditions, and necessary surface preparation. On average:

  • Smaller buildings (offices, retail stores): 3–5 days
  • Medium-sized buildings (restaurants, medical facilities): 5–10 days
  • Large buildings (warehouses, multi-story complexes): Two weeks or more

We offer flexible scheduling, including after-hours and weekend work, to minimize disruptions to your business.

What Preparations Are Needed Before Painting?

Proper surface preparation ensures a smooth, long-lasting paint job. Our process includes:

  • Pressure washing to remove dirt, mildew, and peeling paint
  • Scraping and sanding to smooth rough areas and remove old coatings
  • Patching and caulking to seal cracks, gaps, and damaged surfaces
  • Priming to improve adhesion and extend the life of the paint job

Skipping these steps can result in premature paint failure, leading to peeling, bubbling, or cracking.

Will Exterior Painting Disrupt My Business Operations?

We work around your schedule to ensure minimal disruption to daily business operations. Our solutions include:

  • After-hours and weekend painting to avoid customer interference
  • Low-VOC and fast-drying paints for quicker occupancy
  • Efficient project timelines to complete work as quickly as possible

Our goal is to deliver a high-quality, professional finish without affecting your business flow.

How Much Does Commercial Exterior Painting Cost?

Pricing depends on several factors, including building size, surface condition, paint type, and the complexity of the job. Some general estimates:

  • Small commercial properties: Starting at $5,000–$10,000
  • Medium-sized businesses: Between $10,000–$25,000
  • Large-scale buildings or industrial facilities: $25,000+

At Spray ’n Coat Painting, we often get called in to finish what others couldn’t quite get right—and that was the case with this 2,000 sq. ft. concrete floor coating project at the Caldwell Airport terminal. The building, now home to a private charter company, needed a durable and clean finish to make the space more welcoming for employees and travelers. Project Background This terminal originally had carpet in several areas, and after it was removed, thick glue residue was left behind across the concrete floors. Our customer had hired another contractor to handle the coating work, but unfortunately, they lacked the necessary equipment and experience for the job. That’s when we stepped in to get things done right. Our Process To give the customer the clean, sealed finish he was hoping for, our crew tackled the job in several key steps: Joint Filler Replacement: We started by removing the old joint filler and refilling the seams. Heavy Grinding & Surface Prep: Using professional grinding equipment, we stripped away all glue residue and opened up the pores of the concrete to ensure a strong bond. Matte Polyurethane Coating: We applied a commercial-grade polyurethane sealer in a matte finish. This not only improved the look of the space but also provided a stain-resistant, slip-resistant surface that can stand up to heavy foot traffic. Why It Matters For a commercial space like this—where first impressions matter and safety is non-negotiable—the right prep and coating system makes all the difference. The finished floor is now sealed, low-maintenance, and ready to take on day-to-day traffic from both staff and customers.
