Top Commercial Floor Coating Options for Boise Warehouses, Offices, and Shops

At Spray ’n Coat Painting, we install a wide range of commercial concrete floor coatings for businesses throughout Boise, Meridian, and the surrounding Treasure Valley. These high-performance systems are selected based on your environment, traffic levels, and maintenance needs.

Whether you're operating a warehouse, retail store, restaurant, or manufacturing plant, here are the five most popular floor coating systems we recommend—and why they work.

1. Solid Color Epoxy Floors

Best for: Warehouses, manufacturing facilities, restrooms, storage rooms

Solid color epoxy is a foundational choice for commercial and industrial spaces. These coatings are especially popular in warehouses and manufacturing plants, but they’re also used in restrooms, janitorial spaces, and utility rooms—anywhere that performance and easy cleaning are key.

These floors are seamless, durable, and chemical-resistant. They offer a professional appearance while standing up to heavy equipment, foot traffic, and routine cleaning. If you’re looking for a straightforward solution that performs well without requiring decorative elements, solid color epoxy is a smart and budget-friendly choice.

2. Flake Epoxy Floors (Decorative Chip System)

Best for: Commercial offices, retail stores, lobbies, bathrooms

Flake floors add texture and visual consistency while delivering all the performance benefits of an epoxy system. We broadcast decorative flakes into the epoxy base coat, then seal them with a clear topcoat. This gives the floor a speckled appearance that looks clean and hides dirt and imperfections in the concrete.

Flake floors are ideal when aesthetics matter—offices, lobbies, and customer-facing areas benefit from the clean, uniform appearance. They’re also naturally more slip-resistant and still very easy to maintain. If your space needs both durability and a polished look, this is a great system to consider.

3. Grind-and-Seal (Clear Coat Over Ground Concrete)

Best for: Breweries, restaurants, boutiques, and budget-conscious commercial spaces

Grind-and-seal floors are often chosen for their industrial aesthetic and affordability. This system is used when a client likes the appearance of polished concrete but wants a sealed surface that’s more resistant to stains and chemicals than polished concrete typically offers.

After we grind the existing concrete to a clean, uniform surface, we apply a clear protective topcoat. These floors work well in smaller commercial spaces or projects with tight budgets. That said, it’s important to understand that this system does not hide flaws—cracks, patchwork, saw joints, and color variation will still show through.

4. Quartz Epoxy Floors

Best for: Shops, plants, and facilities with forklifts or heavy impact zones

Quartz epoxy floors are similar in structure to flake systems, but instead of decorative chips, we broadcast quartz sand into the epoxy. This creates a rougher, highly durable surface that offers enhanced impact resistance and non-slip texture.

These systems are a top choice in commercial environments that see constant movement and impact—such as automotive shops, fabrication facilities, and large-scale warehouses. Quartz systems can also be made decorative using colored quartz with a clear topcoat, offering both toughness and a polished finish.

5. Urethane Cement Floor Coating Systems

Best for: Food and beverage facilities, commercial kitchens, cold storage

Urethane cement is the most rugged and resilient floor system we install. These coatings are much thicker—typically applied at 1/8” to 1/4”—and they’re made by combining resin components (part A and B) with a cementitious component (part C).

These floors offer outstanding thermal shock resistance, impact strength, and moisture tolerance. They’re commonly used in breweries, commercial kitchens, cold storage areas, and food processing plants. We often broadcast quartz sand into the system to further improve its strength and traction.

While urethane cement coatings are more expensive than other systems, they’re unmatched when it comes to performance in demanding, wet, or extreme environments.

At Spray ’n Coat Painting, we often get called in to finish what others couldn’t quite get right—and that was the case with this 2,000 sq. ft. concrete floor coating project at the Caldwell Airport terminal. The building, now home to a private charter company, needed a durable and clean finish to make the space more welcoming for employees and travelers. Project Background This terminal originally had carpet in several areas, and after it was removed, thick glue residue was left behind across the concrete floors. Our customer had hired another contractor to handle the coating work, but unfortunately, they lacked the necessary equipment and experience for the job. That’s when we stepped in to get things done right. Our Process To give the customer the clean, sealed finish he was hoping for, our crew tackled the job in several key steps: Joint Filler Replacement: We started by removing the old joint filler and refilling the seams. Heavy Grinding & Surface Prep: Using professional grinding equipment, we stripped away all glue residue and opened up the pores of the concrete to ensure a strong bond. Matte Polyurethane Coating: We applied a commercial-grade polyurethane sealer in a matte finish. This not only improved the look of the space but also provided a stain-resistant, slip-resistant surface that can stand up to heavy foot traffic. Why It Matters For a commercial space like this—where first impressions matter and safety is non-negotiable—the right prep and coating system makes all the difference. The finished floor is now sealed, low-maintenance, and ready to take on day-to-day traffic from both staff and customers.

Not every kitchen upgrade requires a full remodel. Sometimes, one bold, well-executed change can make the biggest impact. That was the case with this recent kitchen island makeover, where our customer wanted one thing: to make their island the statement piece of the space. They chose Dried Thyme by Sherwin-Williams—a soft, earthy green that brings both character and calm to a room. We used our cabinet painting process to deliver a durable, factory-grade finish that gave their island a whole new identity. Here’s how it came together—and why cabinet painting is one of the smartest updates you can make in your kitchen. Why the Island? Why Dried Thyme? This homeowner wasn’t trying to overhaul their entire kitchen. Their layout worked well, the surrounding white cabinetry was in great shape, and their countertops already brought a clean, timeless look. But the island felt flat. It blended in too much—and they wanted something with a little more presence. Enter Dried Thyme (SW 6186) . This sage-toned green shifts beautifully with the light throughout the day, creating a cozy yet elevated look. It paired perfectly with their existing white perimeter cabinets, quartz counters, and the updated matte black hardware. Looking for more island color inspiration? Sherwin-Williams has a great visualizer tool for testing colors in real spaces.
