Do You Offer an Extra Urethane Option, and Should You Get It?

January 2, 2025

If you’re considering a garage floor coating or another concrete floor upgrade, you’ve likely come across the option to add an extra urethane topcoat. At Spray ’n Coat Painting, we’re frequently asked whether this is a worthwhile investment and how it impacts the durability and appearance of the floor. Here’s everything you need to know to make an informed decision about adding an extra urethane option to your floor coating.

What Is Urethane, and Why Is It Used in Floor Coatings?

Urethane is a highly durable and versatile topcoat material often used in professional-grade floor coating systems. It’s applied as a final layer over your existing coating, such as polyurea, polyaspartic, or epoxy, to enhance the floor’s performance and longevity.

Urethane topcoats are known for their:

  • Abrasion Resistance: Ideal for high-traffic areas and spaces that experience wear and tear from vehicles or heavy equipment.
  • UV Protection: Prevents yellowing or discoloration caused by sun exposure, especially important for areas with natural light.
  • Chemical Resistance: Shields the floor from damage caused by oil, gasoline, and other harsh chemicals.
  • Gloss Retention: Maintains a sleek, polished appearance over time.

Why Consider an Extra Urethane Option?

Adding an extra urethane topcoat offers several advantages, depending on how you plan to use the space. Here are the main benefits:

1. Increased Durability For garages or commercial spaces with heavy foot or vehicle traffic, an extra urethane topcoat adds a layer of protection against scratches, scuffs, and chips. This makes your floor more resilient and extends its lifespan.

2. Enhanced UV Stability If your garage or workspace gets a lot of natural sunlight, urethane’s UV-resistant properties help maintain the coating’s color and gloss. Without it, floors coated with epoxy or polyurea may fade or yellow over time.

3. Chemical and Stain Resistance For those who frequently work with tools, oil, or other chemicals, urethane acts as a shield, preventing stains and making cleanup easier. It’s particularly useful for mechanics or DIY enthusiasts.

4. Aesthetic Appeal Urethane topcoats provide a sleek, high-gloss finish that enhances the overall look of your floor. Whether you’re aiming for a professional-grade garage or a polished workspace, this extra layer delivers an upscale appearance.

Why You Might Not Need an Extra Urethane Option

While the benefits are clear, an extra urethane topcoat may not be necessary for every homeowner. Here’s when you might skip it:

  • Low-Traffic Areas: If your garage is primarily used for storage or sees minimal foot and vehicle traffic, a standard coating system may be sufficient.
  • Budget Considerations: Urethane adds to the overall cost of the project. If you’re on a tight budget and your floor doesn’t require extra protection, this step might not be essential.
  • Basic Maintenance Needs: For homeowners who don’t expect heavy chemical exposure or significant wear, a high-quality polyurea or polyaspartic coating will still offer excellent durability without the need for an additional layer.

Why Professional Installation Matters

Applying an extra urethane topcoat requires expertise to ensure it bonds correctly and achieves a smooth, flawless finish. At Spray ’n Coat Painting, our team has the skills and equipment to apply urethane coatings with precision, delivering the long-lasting results you expect. Whether you’re in Boise, Meridian, Nampa, or anywhere in the Treasure Valley, we’ll help you determine whether this option is right for your space.

How to Decide If Urethane Is Right for You

Here are a few factors to consider when making your decision:

  • Usage: Is your garage or floor subject to heavy traffic, sunlight, or chemicals? If so, urethane is a smart investment.
  • Longevity: Are you looking for maximum durability and minimal maintenance? Urethane offers long-term protection that pays off over time.
  • Aesthetics: Do you want a polished, high-gloss look that stands out? Urethane enhances your floor’s appearance.

At Spray ’n Coat Painting, we often get called in to finish what others couldn’t quite get right—and that was the case with this 2,000 sq. ft. concrete floor coating project at the Caldwell Airport terminal. The building, now home to a private charter company, needed a durable and clean finish to make the space more welcoming for employees and travelers. Project Background This terminal originally had carpet in several areas, and after it was removed, thick glue residue was left behind across the concrete floors. Our customer had hired another contractor to handle the coating work, but unfortunately, they lacked the necessary equipment and experience for the job. That’s when we stepped in to get things done right. Our Process To give the customer the clean, sealed finish he was hoping for, our crew tackled the job in several key steps: Joint Filler Replacement: We started by removing the old joint filler and refilling the seams. Heavy Grinding & Surface Prep: Using professional grinding equipment, we stripped away all glue residue and opened up the pores of the concrete to ensure a strong bond. Matte Polyurethane Coating: We applied a commercial-grade polyurethane sealer in a matte finish. This not only improved the look of the space but also provided a stain-resistant, slip-resistant surface that can stand up to heavy foot traffic. Why It Matters For a commercial space like this—where first impressions matter and safety is non-negotiable—the right prep and coating system makes all the difference. The finished floor is now sealed, low-maintenance, and ready to take on day-to-day traffic from both staff and customers.

Painting your island a different color is one of the easiest ways to add contrast, personality, and value to your kitchen—see how it worked in this Boise home. Not every kitchen upgrade requires a full remodel. Sometimes, one bold, well-executed change can make the biggest impact. That was the case with this recent kitchen island makeover, where our customer wanted one thing: to make their island the statement piece of the space. They chose Dried Thyme by Sherwin-Williams—a soft, earthy green that brings both character and calm to a room. We used our cabinet painting process to deliver a durable, factory-grade finish that gave their island a whole new identity. Here’s how it came together—and why cabinet painting is one of the smartest updates you can make in your kitchen. Why the Island? Why Dried Thyme? This homeowner wasn’t trying to overhaul their entire kitchen. Their layout worked well, the surrounding white cabinetry was in great shape, and their countertops already brought a clean, timeless look. But the island felt flat. It blended in too much—and they wanted something with a little more presence. Enter Dried Thyme (SW 6186) . This sage-toned green shifts beautifully with the light throughout the day, creating a cozy yet elevated look. It paired perfectly with their existing white perimeter cabinets, quartz counters, and the updated matte black hardware. Looking for more island color inspiration? Sherwin-Williams has a great visualizer tool for testing colors in real spaces.
